Despite the fact that Poland has a fairly high level of security, there are many fraudulent schemes in the real estate market that foreigners fall into because of their own inexperience. You can find out more about how not to get caught by criminals in (see the article about fraudsters’ schemes).
Today we will analyze how to safely go through the stage of searching for and signing a lease agreement in Poland.
95% of independent housing searches take place online, the most popular sites for this are:
All ads that interest you should be carefully studied:
the amount of the rent, the term for which the owner is willing to rent out housing, household appliances and furniture in the apartment, the possibility of registration, living with children or with animals.
Note that the ad must have high-quality real photos and the ad itself must not be very old. After all, apartments in Poland are now flying like hotcakes, and a good apartment, which no one has rented for 2 months, definitely has pitfalls.
When the selection stage has been successfully completed and you proceed to the next step – viewing apartments, we advise you to read useful information from our experts (see the article on how to find second-hand housing and not be left on the street without money).
The final stage, when all the details have been agreed with the owner, and you are completely satisfied with the apartment, is the signing of the lease agreement.
(We think there is no need to remind you that renting an apartment without a contract is very risky. You yourself know this well).
Check the owner. Order an extract from the EDRN, having previously looked at the documents for the apartment, to make sure that the landlord and the owner of the apartment are the same person. The number of owners of the apartment.
If there are several of them, each of them must provide written consent to rent the apartment. If the owner is single and married, and the apartment is joint property, written consent from the husband or wife is also required.
Municipal debts
You have every right to ask the owner for utility bills. Pay attention to whether the name of the lessor is correctly indicated there.
Property description
In order not to get into an unpleasant situation when you break a vase in the apartment, and the owner says that it was worth 30,000 zl, you need to make a detailed description of the property in the agreement and write down the amount of fines for the damaged property.
Bail
The agreement should state that the landlord will return the full security deposit to you if you move out or use it as your final rent payment. Provided that the property is not damaged and the owner does not have to compensate for it from the amount of your deposit.
The lease agreement must include: all details of the owner, the tenant, including the persons who will live in the apartment, the date of payment, the amount of the monthly payment, the amount of the security deposit, a description of the property and conditions for early termination of the agreement.
Also, when signing, you can add your own points that are important to you in order to save yourself from misunderstandings with the owner.
Usually, when people are looking for housing on their own and do not have much experience in this, they will easily trust the owner who will provide them with notarized documents without any problems. This fact itself inspires trust and experienced criminals skillfully use it.
Therefore, under any circumstances, check and re-read all documents in detail. After all, even signatures, dates, information about the owner and “notarization” can be fake. Be careful, protect yourself and your finances.
